Which Rooms Should You Stage When Selling a Home?

Not every room needs furniture. The goal is a listing that photographs beautifully and reads clearly the moment a buyer walks in.

Our base package

For most homes, the base package is sufficient and includes:

  • Living room
  • Dining room
  • Kitchen, not including the breakfast nook
  • Owner's suite
  • Owner's suite bathroom
  • One secondary bathroom

Spaces worth adding

Additional spaces, such as an office or a patio, can absolutely be added to your proposal. A finished basement, a bonus room or a secondary bedroom can also be worth including when that space is part of the reason a buyer would choose the home.

How we decide

We recommend spaces based on the home's layout, architecture, photography priorities and the likely buyer experience. Rooms that lead the photo set, anchor the walkthrough or are difficult to judge while empty tend to earn furniture first.
