Vacant Home Staging: What Sellers & Realtors Should Expect
An empty house is hard to read. Staging gives buyers a sense of scale, flow and how each room is meant to live.
Start with the timeline
Reach out early, ideally as soon as your listing timeline starts to take shape. That gives us time to schedule the walkthrough, send your proposal and complete the installation before photography and your first showings.
Review and proposal
We review your property and its layout, then recommend the rooms that will make the biggest impression on buyers. Your proposal lists those rooms, the full scope of work and the staging period, so you know exactly what to expect before anything is delivered.
Before Your Staging Installation
A little preparation goes a long way toward a smooth install. Before we arrive, please:
- Have the home professionally cleaned, including floors, countertops, bathrooms, appliances, windows, mirrors and baseboards.
- Complete all repairs and renovations. Painting, flooring, electrical, plumbing and contractor work should be fully finished before installation.
- Remove all personal belongings and any furniture or décor that was not previously approved to remain.
- Remove all trash, construction materials and leftover supplies.
- Make sure all utilities are on, including electricity, water and heating and air conditioning.
- Replace burned out light bulbs and confirm all installed lighting is working.
- Clear driveways, hallways and entryways so our team can safely deliver furnishings.
- Make sure the property is accessible at the scheduled installation time.
Installation day
Our team handles delivery, placement and styling. Realtors do not need to be on site. We have Supra access, which can allow installation to be coordinated without requiring the agent to meet us at the property.
Through the listing and after
Our standard terms are 60 days, with 2 month terms confirmed in your proposal. When the term ends, removal is coordinated by our team. Extension options may be available if the property has not sold.
One note on occupied homes
The House Stylists currently specializes in vacant home staging and does not offer occupied staging.
